Covenants and Rules & Regulations
Quick Reference Guide
Please remember that Covenants and Rules & Regulations of Coosaw Commons are
in place in order to preserve, protect and enhance the values and amenities
in our community. They ensure the attractiveness of our community, prevent
any future impairment thereof, and prevent nuisances. Compliance with the
Covenants and Rules & Regulations reduces maintenance expenses, helps keep
homeowners’ assessments at a reasonable level and helps maintain property
values.
ANIMALS
Owners must control their pets at all times, whether the owner is home or
not. Animals may not make objectionable noise for extended periods of time,
nor endanger the health or safety of other owners, their families or
guests. Dogs must be on a leash at all times when outdoors. Owners must
clean up after their pets, per ordinance of the City of North Charleston.
ANTENNAS and SATELLITE DISHES
If the dish is not on a pole near the house or on the eaves, it needs to be
removed and the resulting holes repaired. Dish owners will be given the
option of paying a $500 fee to retain the dish in a non-approved site (roof
or side of building structure).
ARCHITECTURAL CONTROL
Please apply to the Association, through CMG, for all planned exterior
alterations during your planning process.
ENFORCEMENT
Your Association actively enforces your Covenants and Rules & Regulations
employing a system of strong fines, suspension of voting rights and use of
the pool.
GARBAGE
All trash and other waste must be placed in sanitary containers. Containers
shall be placed outside the evening before garbage pickup, at the earliest,
and be promptly returned after garbage has been picked up.
LEASING
Owners are 100% responsible for the actions of their tenants and for
compliance with the Coosaw Commons Covenants, Rules and Regulations. Owners
MUST provide tenants with a copy of the Covenants, Rules and Regulations, a
copy of which is available on the web at

PARKING
NO STREET, SIDEWALK OR GRASS PARKING IS PERMITTED AT ANY TIME. Only
non-commercial vehicles may be parked in driveways.
PONDS
Insurance regulations prohibit fishing in our ponds. Please be mindful of
steep banks and personal safety.
POOL
The Coosaw Commons Swimming Pool closes at 10:00 sharp. Owners are
encouraged to introduce themselves to pool visitors, inquire of their
residence in Coosaw Commons and turn away unescorted children and
non-residents. Violations of posted rules may result in suspension of usage
rights.
SIGNS
No signs are permitted, including signs inside windows, except Board
approved “For Sale or “For Rent” signs.
SPEED LIMIT
The speed limit throughout Coosaw Commons is 20 MPH. Failure to respect
this limit will not be tolerated.
STORAGE
Personal property, including tools, toys, bicycles, scooters, mopeds,
motorcycles, etc., must always be stored in the home or garage. Only
reasonable arrangements of seasonal potted plants or baskets and tasteful
seasonal displays may remain.

The property management company for Coosaw Commons is Community Management
